Energy
Performance Certificates (EPCs)
Since
Oct 2008 each domestic property either sold or rented out is required
to have an Energy Performance Certificate (EPC) which is supplied
to the new buyer or tenant as part of the Home Information Pack (HIP).
An EPC consists of an A – G energy rating for each individual property
accompanied by an information report to include a set of potential
energy saving recommendations.
NELEEAC has in house
domestic energy assessors who are fully trained and accredited by
the National Home Energy Rating Scheme (www.nher.co.uk)
and is therefore up to date on the National Occupancy Standards to
provide a quality service.

Energy Certificates (DECs)

Energy Certificates (DECs) are required annually for public buildings
which have a total useful area greater than 1000m2 which are occupied
by public authorities and by institutions providing public services
to large numbers of people eg a school, hospital, government, or local
authority. A DEC will show the actual energy use in gas, electricity,
and other sources of energy in a building.
Once completed the certificate
must be visibly displayed in a prominent place so that the public
can see the energy rating of that property. The certificate is accompanied
by an advisory report which includes details of a servicing strategy
to save energy and the carbon savings which can be achieved. The certificate
is valid for one year and the advisory report is valid for seven years.
